  • Signed Mortgage Commitment (provided after approval)
  • Offer to Purchase
  • MLS Listing
  • Employment Letter – SAMPLE
     > Must have the following:
          1. Company letterhead
          2. Starting annual salary
          3. How long employed
          4. Position at job
  • Copy of recent pay stub (within 60 days) – SAMPLE
  • 3 month history of bank statements – SAMPLE
  • Gift letter (if applicable) – SAMPLE
  • NOA (Notice of Assessment) – SAMPLE
     –  Current tax year
     –  1 year previous tax year
  • Personalized void cheque
  • Lawyer’s Name, address and phone number
IF SELF EMPLOYED:
  • Income verification
    > Certificate of Incorporation – SAMPLE
    > 2 years Financial Statements
    > Copy of last T-1 general and Business Activities
  • Down payment verification same as above
